Senior Housing Properties Trust, a real estate investment trust (REIT), primarily invests in senior housing properties in the United States. The trust invests in hospitals, nursing homes, senior apartments, independent living properties, and assisted living properties. As of September 30, 2005, it owned 184 properties, including 85 assisted living facilities, 61 skilled nursing facilities, 36 independent living communities, and 2 hospitals. The trust elected to be taxed as a REIT under Sections 856 through 860 of the Internal Revenue Code. As a REIT, it would not be subject to federal income tax, if it distributes at least 90% of its REIT taxable income to its shareholders. Senior Housing Properties Trust was organized in 1998 and is based in Newton, Massachusetts.www.snhreit.com

Senior Housing Properties Trust announced earnings results for the fourth quarter and year ended December 31, 2009. For the quarter, the company reported total revenue of $87.2 million compared to $72.9 million for the same period last year. Net income was $32.1 million, or $0.25 per share compared to net income of $32.4 million, or $0.28 per share, for the quarter ended December 31, 2008. Funds from operations were $52.4 million, or $0.41 per share. This compares to FFO for the quarter ended December 31, 2008 of $48.9 million, or $0.43 per share. For the year, the company reported total revenue of $297.7 million compared to $235.5 million for the same period last year. Net income was $109.7 million, or $0.90 per share compared to net income of $106.5 million or $1.01 per share, for the year ended December 31, 2008. FFO was $206.8 million or $1.70 per share. This compares to FFO for the year ended December 31, 2008 of $175.5 million, or $1.67 per share. The company reported impairment charges for the fourth quarter ended December 31, 2009. For the quarter, the company reported impairment of assets charge of $4.3 million or $0.03 per share, related to three properties and a gain of $397,000, or less than $0.01 per share, relating to the sale of two skilled nursing facilities.
